Multi-Prime (CMMP)
Construction Management Multi-Prime (CMMP) contracting, a
version of DBB procurement—involves the project owner creating
distinct agreements with contractors in particular construction
areas. The owner may have a general construction contract as
well as contracts with teams that can do earthwork or structural,
mechanical and electrical elements.
A key advantage of this method is timeliness: The project
manager or owner can award contracts for aspects of the project
as soon as the design for that aspect is complete instead of
waiting until all elements are in place.
Research shows that using multi-prime contracts reduces costs
for public construction projects by 5% when compared to projects
with a single-prime contract. This method is also flexible and gives
the owner a large amount of control over how the project is run.
However, it requires the owner or project manager to perform
more work and take on more risk than other methods.
CMMP may be a good choice for experienced
owners who want to be involved at every
level of the project. It also might be the only
choice available in some states for public
sector projects.
